Four ways we build
Deck Styles We Build
Every deck is built as a full project, to a written scope, schedule, and price before the first board goes down. We build every common deck style across Columbia and the Midlands:

Structure first
Why Build Your Deck With Chonko Construction
A deck is structure first and surface second, and the part you don't see is what keeps it standing. We build the footings, framing, ledger attachment, and flashing to code, then finish it in the material you choose, all under one accountable licensed builder.
Because we're a full home builder, we can fold a deck into a bigger outdoor build (a screened porch, a paver patio, a fence) and plan it as one project instead of three. The scope, schedule, and price are in writing before any work starts, so the number you sign is the number you pay.
Layer 01
Footings set in concrete
Depth and spacing sized to your soil and the load above, inspected before anything is framed.
Layer 02
Framing to span
Joists spaced for the decking you chose, so the surface never telegraphs a soft spot.
Layer 03
Ledger attachment & flashing
Where most decks fail. Bolted, flashed, and detailed to keep water out of your wall.
Layer 04
Surface, rails, stairs
The part you see, in the material you picked, railed and stepped to code.
What Drives the Price
Every deck is different, so we set the exact number in writing after we walk your space. A few things move it most:
Effect on price
- Material
- Pressure-treated is the budget pick; composite and Trex cost more up front but skip the yearly upkeep.
- Size and shape
- Square footage scales the cost, and multi-level or angled layouts add framing and labor.
- Height off the ground
- A raised deck needs taller posts, more footings, and code-required railings and stairs.
- Railings and stairs
- Material and length here move the number, especially on composite or metal systems.
- Site and access
- Slope, soil, and tight Midlands yards affect footings and how fast the crew can work.
- Old-deck removal
- Tearing out and hauling off a failing deck is its own line.
Pricing
Want real numbers? Our Midlands deck cost guide breaks down price by material and size. Whatever your number, it's set in the contract before we break ground, no surprise billing.
Built for the climate
Decks in the Midlands
South Carolina weather is hard on a deck: humidity, hard sun, and afternoon storms. We build for it: footings set in concrete, joists spaced and flashed to shed water, and your choice of a composite that shrugs off the climate or a treated-wood deck sealed to last. Either way the deck is engineered to handle Midlands weather and the people on it, not just to look good on day one.

Frequently Asked Questions
How much does it cost to build a deck in Columbia, SC?add
Deck cost depends on size, material, height, and features. Every Chonko Construction project starts with a written scope, schedule, and price before work begins, so the number is clear up front. See our Midlands deck cost guide for real price ranges by material and size.
Do I need a permit for a deck in Richland County?add
Whether a deck needs a permit depends on its size, height, and how it attaches to your home. As your licensed home builder, Chonko Construction confirms what your specific project requires and handles the permitting before any work starts. It's part of the written scope you approve up front.
What is the difference between composite and pressure-treated decking?add
Pressure-treated wood is lower cost upfront but requires regular staining and maintenance. Composite decking (like Trex) costs more initially but is virtually maintenance-free, resistant to rot and insects, and typically comes with a 25–30 year warranty.
